Making the decision to build your own home is extremely exciting, but it can also be a bit scary. It will be one of the biggest investments you will ever make, and the thought that it may go wrong is terrifying. Losing money, not getting what you envisioned, or just basically having issues at every stage of building are real concerns for people. The only way to ensure you get a top quality home and enjoy a relatively smooth and trouble free home building experience, is to make sure you choose a reputable builder.

Do your research, putting in the hard work upfront will save a lot of unexpected surprises along the way, and also visit the builders display homes. Some things to look into are listed below:

  • How long the builder has been in business for?
  • Do previous clients recommend them?
  • Do they have positive reviews?
  • If there are any negative reviews, have they responded professionally to the clients concerns?

What’s included?
When starting the process, sit down with your builder and find out exactly what is included. Looking around display homes is a great way to work out what you want in your own home, but remember that what you see isn’t always included as standard. Some things will cost extra, so make sure you read the contract and understand what you are agreeing to. Upgraded finishes will often cost more, always ensure your house finance allows for a bit extra, just incase. A few things to ask:

  • Is internal wall painting included?
  • Are the planning fees included?
  • Are stone benchtops standard?

Who will be your contact person?
It is essential that you know who will be the person or people you will be dealing with. Should you need to contact someone with a query, it is easier if you know who to ask for. Find out how regularly you should expect updates, and basically just make sure that you and your builder are on the same page when it comes to communication.

Construction quality
Ensuring you end up with a high quality home is very important, find out before you begin building what your builders quality standards and controls are like. What will your roof frame be made of? How thick will the concrete floors be? What are the external walls made of? Although it may seem boring to have to find out all the nitty gritty details, it is a must. Putting all your effort and time into picking your furniture and deciding on your decor is a waste if the home you get is below standard and has major problems.

Try not to just focus on the price?
It is obviously a major deciding factor and that is understandable, but don’t make all your choices just based on price. Finding out exactly what is included in the price, and what your builder is offering, is the best way to decide which builder is for you.
